Title is a very important document in a Real Estate transaction. Making sure that the person selling the house you are about to buy is the actual owner if sort of a big deal. There is a lot of scams going around and because real estate deals with a lot of money and a lot of paperwork, scammers will try to use this to their advantage. When I am representing a buyer or seller in a transaction, I do everything I can to make sure they do not get scammed, knowing what to look for in title work is one of the steps. -Raven

  Tips and Coffee Tuesday... Tip Tuesday... In Colorado your sprinklers should be blown out by now! Really, the middle of October is the best time to have them blown out, that way you are safe if it freezes. If you have an extended amount of time when there is no snowfall and temps are above 40 degrees, make sure you are watering your trees and shrubs, even in the middle of winter. Water in the middle of the day so the water can make it's way to the roots.  -Raven

Let's chat about some Real Estate terms. I will post a new term that you should be familiar with when purchasing Real Estate, a lot of these are good terms to know when selling as well! Escrow amount will be dependent on each individual listing and can be a percentage of listing price although there is some flexibility. Typically, the Title company, being a 3rd party with no real interest in the transaction, will hold the escrow, at least that's how it's done in Colorado. Upon closing of the transaction, escrow will be credited to the buyer as part of their closing costs. There are different scenarios where escrow can be returned to the buyer if the transaction doesn't make it to closing, your real estate agent will discuss these with you. If a buyer doesn't fulfil their promise of closing and doesn't get out of the contract at a determined point prelisted in the contract, the seller will get to retain the escrow fee. Tips and Coffee Tuesday... Did you know the simplest and cheapest way to update your home is with paint? As trends come and go painting makes it super easy to keep your home trendy, or if you're not in to trends, go timeless. This past year has seen less stark white kitchens and more navy and gold. Dark and warm wood and black walls are also currently trending.  Benjamin Moore has come out with their paint color for 2024...   Behr went with a beautiful cross between grey and black... Sherwin Williams went a completely different route for 2024... Which is your favorite? I am really digging Behr's Cracked Pepper and am 95% sure I will be painting part of my office this color soon! -Raven

  Trailhead Homes in Fort Collins... I hosted an Open House this past weekend in the Trailhead neighborhood in the most adorable low maintenance Patio Homes! The finishes the builder has standard in these homes are top notch and location is perfect. Located within biking distance to Old Town Fort Collins, and just a short drive to CSU.   Here is your Home Maintenance checklist for November! Can you even believe it is Turkey Month? I am super thankful for all of my clients, past and future, for trusting me to help them with all of their Residential Real Estate needs. Because of you we are able to allow my middle daughter to do Figure Skating and my oldest daughter to do Competitive Soccer. I truly appreciate all of my clients and those who refer their friends and family to me. In an effort to get in the habit of blogging regularly I am putting together a list of things we have done/are in the process of doing to make our builder grade home a little less builder grade and more personal to post about. I am super excited for this blog and hope it will help anyone who just wants some inexpensive ways to update/style their home and to keep you up to date on Real Estate happenings. ~Raven
